Setting Up a Business in Dubai in 2026: Costs, Steps, and Traps
Starting a Dubai company in 2026 takes between a few days and a few weeks and costs between AED 8,500 (a zero-visa Dubai South package) and AED 50,000+ (a mainland first year with an office and visas). The licensing part has become genuinely fast; the parts that still slow founders down are bank-account compliance and the corporate tax registration duty most new owners hear about too late.

Step 1: Pick the Jurisdiction Before Comparing Prices
The jurisdiction decision for a Dubai company is a customer-location decision, not a price decision: onshore customers point to mainland, international revenue points to a free zone. A company selling to UAE customers needs a mainland DET license (AED 12,500 to 38,000 in government fees, 100% foreign-owned for most activities since the 2021 reform). A company earning internationally keeps the 0% corporate tax rate on qualifying income inside a free zone. Founders who choose a cheap free zone first and discover onshore customers later end up paying for a distributor or a second license.
Step 2: Budget the True First Year, Not the Advertised License
Advertised UAE license prices exclude the items every real setup needs (establishment card, visa processing, medical, Emirates ID, insurance), which add roughly AED 10,000 to 18,000 at the zones compared on this site. An IFZA license advertised at AED 12,900 lands at AED 25,000 to 31,500 in true first-year cost once the establishment card, one visa, medical, Emirates ID, and insurance are added, according to the 2026 fee guides collected on our comparison page. The same effect applies at every zone: DMCC's AED 15,000-20,265 license becomes a realistic AED 47,000 to 52,000 first year with one visa. Use the cost calculator for range estimates by visa count.
Step 3: Register for Corporate Tax Even If You Will Pay 0%
Every UAE company must register for corporate tax with the Federal Tax Authority; late registration carries an AED 10,000 penalty. The 9% rate applies only to taxable profit above AED 375,000, and a business with revenue at or below AED 3 million can elect Small Business Relief, extended in August 2026 to run through 31 December 2029. VAT registration is a separate duty that becomes mandatory at AED 375,000 of taxable turnover. The full rules are on the corporate tax and VAT pages.
Step 4: Treat the Bank Account as the Critical Path
License issuance takes days; bank-account opening takes 2 to 8 weeks at UAE banks, because compliance teams screen the owner's residency, source of funds, business model, and the reputation of the licensing zone. Three things shorten the review: a UAE residence visa for at least one signatory, a business plan that matches the licensed activity word for word, and a zone the bank already knows (DMCC and the older government zones clear fastest). Founders who need revenue on day one should start the bank application the same week the license issues.
The Three Expensive Mistakes of 2026
Three mistakes account for most avoidable UAE setup costs in 2026, and each one carries a specific price.
- Buying the cheapest license for an onshore business. A northern-emirates free zone license serving Dubai customers through informal invoicing violates the license terms and taxes the income at 9% anyway, without Small Business Relief protection if revenue classification is challenged.
- Ignoring the renewal economics. Year two is where zones differ: DMCC renewal runs about AED 25,000, while budget zones renew near their year-one price. Compare two-year totals, not entry offers.
- Missing the corporate tax registration window. The AED 10,000 penalty is automatic and applies regardless of profit. Registration is free; the fine is not.
What a Realistic 2026 Timeline Looks Like
A realistic Dubai company setup runs 4 to 10 weeks from decision to working bank account; the table maps the milestones week by week.
| Week | Milestone |
|---|---|
| Week 1 | Jurisdiction chosen, name reserved, documents submitted, license fee paid |
| Week 1–2 | License issued (free zones: days; mainland: 2-7 working days after Ejari) |
| Week 2–4 | Establishment card, visa, medical, Emirates ID; bank application filed |
| Week 4–10 | Bank account opens; FTA corporate tax registration completed |
